The President of Lagos State Estate Developer Association also the Chairman of Mushin Chapter, Mr. Akintunde Suleiman has cried out on the multiple taxations by various building agencies to the General Manager of Lagos State Building Control Agency ( LASBCA) during the interactive session hosted by the agency at Mushin Local Government Secretariat hall on Wednesday, 10 March 2021.
The Chairman of Mushin LGA, Hon. Emmanuel Bamigboye welcomed the LASBCA team and the Real Estate Developer association to the gathering and praised the General Manager of LASBCA, Arc. Gbolahan Owodunni Oki for going round the LGAs and LCDAs in the state, to educate real estate developers and the comminity on how to conform to standard procedures and approval before commencing any building construction as the agency set-up administrative office in the community to ease and hasty approval and enforcement of building law in order to address the increase in building collapse in the state.
The General Manager of LASBCA, made the developers understand that government is not creating agency on building construction to create multiple taxations but to ensure that we have good homes and environment to live, raise our family and ensure structural stability of building in Lagos.
He lamented on the level of non-compliance to structural approval of most buildings constructed by developers because they are building for business without taking necessary approval or follow due process which the Lagos state government will not take lightly anymore and vowed to demolish any building construction that fail to comply with due procedures and approval.
In making this process of building approval easy, the GM said there are District Officer and Supervisory Director now at each local government area in the state, who will help in processing all documents needed to avoid confrontation with the government which the DG assure them of smooth operation at all time.
On the Multiple taxation, the President of the developers association, Mr. Tunde said many of the taxes they paid are worrisome to the extent that he chokes them of available fund and budget to carry out their business and the MD responded that the problem is that developers want to commence construction instantly and they always want to buy their way out and enjoined them to employ the service of a professional tax auditor or visit LRS officer, who can help them in getting proper tax for their businesses.
On the issue of building with residential approval and turned to warehouse or hotel that was raised by the Chairman of Mushin Community Development Committeee, Alhaji Babatunde Okuwobi, the GM expressed great worries as regards the act by major property developers and stated that it is one of the greatest challenges affecting the urban redesign and redevelopment of Lagos, contributing more to the social and environmental nuisance in the state.
He added that it is wrong for any residential apartment to have shops in the building or warehouse, a residential building should be strictly residential, also said any building built under a powerline will be demolished without serving notice.
The interactive event was graced by the vice Chairman of Mushin, Hon. Tunbosun Aruwe Haruna, The Secretary to the Local Government, Hon. Olubunmi Gbadamosi, Management and Staff of Mushin LGA, the Management and Staff of Lagos State Building Control Agency (LASBCA), Major Real Eastate Developer in Mushin and Odi-olowo Ojuwoye under the umbrella of Lagos State Real Estate Developers Association, Community leaders and pressmen.
